
If you own a rental property in Queensland, you are responsible for ensuring it meets current smoke alarm legislation.
Smoke alarm compliance for landlords in QLD is not optional. Since 31 December 2021, all rental properties must meet the full requirements of Queensland smoke alarm legislation. This includes installation, interconnection, ongoing testing and replacement where necessary.
If you own an investment property in Brisbane or elsewhere in Queensland, you are responsible for ensuring that smoke alarm requirements are met before a tenancy begins and throughout the tenancy.
Landlord smoke alarm requirements in QLD
Queensland introduced staged smoke alarm reforms beginning in 2017.
From 1 January 2022, rental properties must have:
- Photoelectric smoke alarms (AS 3786-2014 compliant)
- Interconnected alarms (if one sounds, they all sound)
- Installation in every bedroom, in hallways connecting bedrooms, and on every level of the home
These landlord smoke alarm requirements in QLD apply regardless of the age of the property. All rental properties in Queensland have been required to comply with interconnected smoke alarm legislation since 31 December 2021. If a property does not meet these requirements, it cannot be considered compliant under current legislation.
Where must smoke alarms be installed?
For full compliance, alarms must be installed:
- In every bedroom
- In hallways connecting bedrooms to the rest of the dwelling
- If there is no hallway, between the bedrooms and other parts of that storey
- On every level of the property
- In the most likely path of travel to exit the dwelling (where required)

Ongoing smoke alarm compliance in rental properties
Compliance is not limited to installation. Landlords must also ensure that smoke alarms remain functional and properly maintained. Before the start of each tenancy, smoke alarms must be tested and cleaned within 30 days. Batteries must be replaced if they are flat or nearing the end of their life.
If a tenant notifies you that a smoke alarm is not operating correctly, it must be checked and repaired or replaced as required. Smoke alarm compliance for landlords in QLD is an ongoing obligation, not a one-time upgrade.
Smoke alarm compliance when selling your rental property
If a rental property is being sold, it must comply with current Queensland smoke alarm legislation before settlement. Buyers and conveyancers increasingly request confirmation that interconnected photoelectric smoke alarms are installed in all required locations. Ensuring compliance early can help avoid settlement delays and disputes.
Window covering compliance for landlords in QLD
In addition to smoke alarm requirements, landlords must also ensure compliance with window covering safety standards. Under national safety regulations introduced by the Australian Competition and Consumer Commission, any cord capable of forming a loop of 220mm or more that hangs 1600mm or lower from the floor must be secured or tensioned.
These standards apply to blinds, curtains and other corded window coverings in rental properties. Penalties for breaches of safety standards can reach $220,000 for individuals and $1.1 million for companies. Beyond financial penalties, landlords also have a duty of care to tenants.
